Atlanta Real Estate – 4th Quarter Statistics – Do You Know?

The Rawls Group of Keller Williams Realty recently held their quarterly Atlanta housing Market Statistics presentation to their Realtors.

The 2012 – 4th Quarter Market Data; Collected and presented by ChartMaster Services, LLC.

This is only a small glimpse into the Atlanta Metro Real Estate Market. The larger picture shows an overall increase in Median Sales Price for the Metro Atlanta Area. One could say that current Lower Inventory, along with Low Interest Rates, has had a hand in strengthening the Resale Real Estate Market for Detached Residential Real Estate in the Metro Atlanta area. Watch for New Construction to become a stronger competitor for Repeat Home Sales in the very near future as well. Apparently, there is a “shift” in the Real Estate Market for the Metro Atlanta area. While it may still be in the beginning phases, there is a lot of evidence that this positive shift appears to be real!

For this discussion the data will represent the area of Alpharetta East of 400 and the Johns Creek area (Area 14) and the area of Alpharetta West of 400 and the area of the City of Milton (Area 13). Both Area 14 and Area 13 are the areas that comprise the whole northern section of  Fulton County. The percent increase or percent decrease will be in reference to 4th quarter, 2012 versus 4th quarter, 2011, looking only at Detached Single Family Homes.

Compared to the same period last year, Area 14 demonstrated an approximate 6.9% increase in number of units sold and Area 13 demonstrated an approximate 5.2% increase in number of units sold. The Median Sales Price for Area 14 was approximately $320,000 (showing a slight increase over 4th quarter 2011) and the Median Sales Price for Area 13 was approximately $299,900 (showing a slight decrease in Median Sales Price over 4th quarter 2011).
